In most cases, the design of a three-room apartment in a modern style is ordered by families with children. When creating a design project, our specialists take into account technical regulations, tastes and needs of family members of different ages. The considerable footage opens up good opportunities for the designer to realize creative ideas. In combination with a rational approach, Euro House specialists create original projects that arouse the admiration of not only the customers themselves, but also all household members.
Three-room apartment in a modern style in the village. Otradnoe
In the photo: Three-room apartment 100 sq. m in a modern style in the village. Otradnoe
A three-room apartment in a modern style is a project implemented by specialists of our company in Otradnoye, near Moscow. The customers, accomplished middle-aged people with a positive worldview, wanted to get a modern, neutral interior outside of a certain stylistic framework.
Planning solution with a combined kitchen-living room and 2 bathrooms
On the drawing: Plan of a 3-room apartment in Otradnoye with an area of 100 m²
The architectural layout of this apartment in a new building has a good area, 2 bathrooms, many windows and 2 balconies that face opposite sides of the world. However, our designers found a way to adapt it to the needs of the customer’s family. Removing the interior wall made it possible to organize a living room-dining room-kitchen, in which household members receive guests and spend most of the daytime.
Kitchen, dining room and living room 3 in 1 – a trend in modern interiors
In the photo: Light enters the combined room through 4 windows
The abundance of air and light in this room is delightful! The result of combining the living room and kitchen is a magnificent spacious room. Whitened tones with the addition of soft but sophisticated color accents create a feeling of comfort, harmony, well-being and family happiness. Large parquet boards adjacent to ceramic tiles in the kitchen area brought a kind of eco-chic to the interior.
Modern bedroom interior in a 3-room apartment
In the photo: Delicate powdery shades are used in the bedroom decoration
The bedroom is also decorated in the same manner as the living room. Pale pink walls, white furniture and small dusty rose accents look elegant and noble. Large parquet boards treated with modern impregnations and matte varnish look very naturalistic. As the photos show, a minimum of decor in the bedroom is a definite plus!
In the photo: A modern bedroom has minimal furniture
In addition to the bed, wardrobe and 2 bedside tables, this room has a small chest of drawers that takes on the role of a TV stand, a dressing shelf with a mirror, and a small ottoman. Mounting cabinet furniture to the wall is an excellent modern alternative to traditional floor products with legs.
Guest bathroom
In the photo: The guest bathroom is decorated in neutral gray-blue tones.
After leveling, the walls of the guest toilet room were painted with decorative paint in a delicate lavender shade. The juxtaposition with simple white furniture and plumbing fixtures looks simple but dignified. The decorative accent is placed on the floor, lined with fashionable ceramic tiles made of triangles in gray and blue tones. This multi-angle geometry is softened by a flaccid oval rug with two rows of soft ruffles.
In the photo: There is nothing superfluous in the guest bathroom
Here our designer used several modern ways to rationally organize a small bathroom space. The washbasin and washing machine are lined up in a single line with no difference in height. A wall-hung toilet does not “steal” valuable floor space. A high mirror sheet “to the ceiling” visually expands the room.
Bathroom design
In the photo: This is what the owners’ bathroom looks like
Unlike the guest bathroom, the interior of the owners’ bathroom is designed in warm beige and brown tones. The first thing that catches your eye is the material of the countertop and floor covering, which recreates the splendor of natural stone. 3 types of ceramic tiles were used in wall decoration. Large light ones - with and without delicate natural patterns, as well as plain square mosaics. Monochrome helped to avoid variegation and visual fragmentation.
In the photo: Eco-motives in decorating the bathroom for the owners
It is difficult to imagine the design of an apartment in a modern style without natural materials or their realistic imitation. In this bathroom, stone rules the roost! The impressiveness and nobility of the material is emphasized by the countertop washbasin in the shape of a bowl and an oval mirror in an expressive frame and surrounded by two sconces.
Redevelopment rules
Remember the first rule: the redevelopment of the apartment must be compared with the number of members of your family. Also in the design project it will be necessary to include architectural aspects and the distribution of rooms into zones, and many other different aspects. It must be remembered that emphasis should be placed not only on the future style of the rooms, but also on practicality in all the little things: from doors to switches.
Modernity dictates its own rules in the design of the apartment. Nowadays it is very fashionable to expand the space. You can make partitions for this only in the most necessary places, or you can even use “open space”.
For expansion, as an option, they use a loggia, but it is worth considering that after this you will have to properly insulate it. For this, floor insulation and installation of convectors are best suited.
It is unacceptable for the kitchen to become an object for enlarging the bathrooms, because this may cause damage to the load-bearing wall. Also, you cannot install the door to the bathroom from the kitchen side. If we talk about the balcony, it is worth considering that to increase the area, you cannot touch double-glazed windows and all kinds of window parts.
Remember that when doing redevelopment, you must document this fact. Otherwise, if you sell an apartment in the future, you will not avoid problems. Redevelopment must comply with certain building codes.

Design of a three-room apartment in a modern style in the Edem residential complex
In the photo: Design of a three-room apartment of 86 sq. m. m in modern style
This “three-ruble note” is located in the “Eden” residential complex, built in Gavrilkovo near Moscow. The owners - a family of three, including a small child - did not have any specific stylistic preferences. The wish list included the following: a spacious living room for meeting friends, a neutral but not bland color scheme, and compliance with European trends. The extent to which our specialists took them into account can be seen from the photo below.
Layout of a 3-room apartment with an area of 86 sq. m
On the drawing: Furniture arrangement plan in the apartment
As you can see from this drawing, the apartment has a good modern layout. Windows and two loggias facing opposite sides provide sufficient daylight. The indisputable advantages of the architectural project are the presence of a dressing room and a guest bathroom. As can be seen from the drawing, the apartment is conventionally divided into two halves - a day guest room and a family wing. The drawing shows the placement of stationary built-in cabinets and the location of portable furniture.
Studio organization of kitchen-living-dining room space
In the photo: Kitchen-living-dining room of a three-room apartment in a modern style
With the consent of the owners, our designers used an open floor plan. The partition between the kitchen and living room was eliminated. Thus, the interior of this modern three-room apartment received a studio solution. The combined room is multifunctional and very spacious. It hospitably opens up to the gaze from the threshold. There are also doors leading to the bathroom and toilet rooms. The walls of the room are painted light. The floor is an example of a successful combination of contrasting materials. Large-scale tiles imitating light stone are adjacent to laminate in the shade of bog oak. The two-level stretch ceiling is interesting due to its combination of elegant gloss with a conventional matte finish. An extraordinary futuristic lamp consisting of many rounded elements attracts attention. It seemed to hover over the living area, reflecting what was happening below. The partition behind the sofa is interesting, softly illuminating the back of the furniture and definitely creating coziness. An unexpected design move was the inclusion of very dark, textured glossy kitchen furniture facades, which, undoubtedly, will not go unnoticed!
Modern bedroom with TV area
In the photo: Bedroom interior of a modern three-room apartment
The bedroom is a single stylistic whole with the living room. The same simple shapes, straight lines, and neutral light colors are present here. One of the vertical surfaces is decorated with a futuristic-looking relief. Low-hanging unusual lamps sparkle with a mirror surface. The floor is covered with soft, noise-absorbing carpet. Its color complements the central part of the ceiling, the shades of the curtains and bedspreads on the wide bed. Soft, neutral, pleasing to the eye shades calm the nervous system and set the mood for relaxation and restorative deep sleep.
In the photo: Modern organization of bedroom space
In addition to the bed and two bedside tables, the bedroom has a spacious wardrobe. Thanks to glossy facades in the same tone as the walls and linear lighting from above, it adds delicacy to the interior. Vertical handles made of sparkling metal echo the surface of the original, low-hanging lamps. The design of the TV area is also worth talking about. The backing of the black panel is a slightly protruding part of the wall. In addition, it is highlighted by color and pattern; fits into a colored section of the ceiling. The panel was given a fashionable feel by finishing with decorative plaster with an interesting visual effect. Above the TV is an air conditioner in a dark chocolate-colored casing. The same accent color is present in the covering of the door leading to the corridor. Graphic images in black frames placed on both sides of the TV area add an element of casualness to the decoration of the room.
How to save space in a nursery?
In the photo: Rational organization of a children's room
How to arrange furniture so that there is enough space for children's activities and outdoor games? The example of this room demonstrates the potential of a wall with a window. By using built-in furniture, our designers used every inch of otherwise empty space. Now there is a sofa here, from which you can safely watch what is happening on the street. The wall on both sides and even on top of the window is covered with spacious closets for storing clothes and other necessary things. I didn't even have to move the radiator; it was covered with a perforated panel, which ensures proper air circulation. Thus, one of the walls remained free. It was decorated with photo wallpapers with a discreet, delicate image and perspective that visually expands the space. A children's table with a pair of chairs took pride of place near this wall. Original ergonomic shelves in the shape of clouds, without disturbing the composition, will serve as additional storage space for small items.
Design solution for a sleeping area in a child's room
In the photo: There is minimal furniture in the nursery
Thanks to a rational approach to furniture, this children's room has a minimum of things. The baby's place to sleep will be an original wooden crib in eco-style. Equipped with drawers, it will serve as a storage place for bedding items. Unusual shelves, devoid of sharp corners, continue the composition of the bed decor on the wall. As in the adult bedroom, the floor in the children's room is covered with modern carpet material. Photo printing on a stretch ceiling reproduces the sky. The walls are painted pale blue and blend harmoniously with the photo wallpaper and ceiling. The slogan “all the best goes to children!” found expression here in nice, ergonomic furniture and safe materials.
A dressing room as an indispensable attribute of a modern apartment
In the photo: A spacious dressing room will ensure order in storing clothes
Having a separate room for storing things is not a luxury, but an indispensable element of a modern comfortable home. Even a small, specially equipped room allows you to free up useful space from bulky closets, as well as solve the problem of finding the necessary clothes and accessories that go with them. This photo shows how clothing storage is organized in an apartment furnished according to the design of our designer. Open shelves and cabinets are located around the perimeter. The storage system is designed based on the wishes of adult family members. The laminate in the color of bog oak and the cladding of the furniture in the color of light wood organically continue the general concept of the modern interior implemented in this three-room apartment.
3D panels for bathroom decoration
In the photo: Fresh design solution for wall decoration in the bathroom
This photo shows the owners’ bath. The ascetic, linear design of the plumbing fixtures is offset by the wall decor. Contrary to tradition, their surface is not finished with smooth ceramics or stone, but with large panels with a relief pattern in the form of waves. The modern, moisture-resistant material is painted to match the ceramic tiles present here. A water heater is hidden behind a translucent plexiglass door at the end of the bath. The prosaic curtain looks unexpectedly beautiful. The dense material with a soft satin sheen made it look like a luxurious light curtain.
In the photo: Location of plumbing fixtures in the owners’ bathroom
The interior of this bathroom is different in that the washbasin with a mirror and the toilet are separated by a wall partition. This undoubtedly practical solution has received a good design design. The wall cladding is a winning combination of smooth slabs and panels with a three-dimensional pattern. A single color contributes to a holistic perception of a small space. Hanging plumbing fixtures and furniture that open up the floor also work to visually expand it. A harmonious color contrast to the light finish was a truffle-colored floor and a dark wenge-colored door.
Laundry design
In the photo: Decorating a laundry room in an apartment
In one of the small sanitary rooms there is a laundry room. In order to save space, the washing and drying machines are placed one above the other in two tiers. The adjacent wall and the space above the units were occupied by built-in wardrobes. There was also room for open shelves and a basket for used linen. The light glossy surfaces of the facing tiles and facades, as well as a monochrome color scheme, helped to avoid the “pressure” of the walls.
How to add coziness to large rooms
Often, apartment owners do not feel comfortable. To prevent this, organize mini-zones: relaxation, watching TV, dining room. This technique relieves psychological stress from a space without walls. Every person needs places conditionally divided by function so as not to feel empty.
Zoning one large room
For relaxation, sofas, a coffee table and armchairs + carpet are grouped together. The dining group includes a slide, a table with chairs, and can be emphasized with another floor covering (tiles).
Grouping furniture by zones in the apartment
For favorite activities, even communicating on social networks, a corner is organized that has a comfortable table and chair. Not to be confused with a full-fledged office. It’s more like a shell that people hide in to communicate online.

Modern classics in the Lefortovo residential complex
In the photo: View of the kitchen from the living room of a 3-room apartment in the Lefortovo residential complex
The third object of our review is a spacious apartment in Lefortovo, decorated in a neoclassical style for a middle-aged family with children. Its area is 82.5 meters. When discussing the design project, the couple expressed their commitment to foundations and traditions. Their wishes determined the overall style of the interior.
Layout of a modern three-room apartment
On the drawing: Layout of a 3-room apartment of 80 sq. m. in the Lefortovo residential complex. Furniture layout plan
The specifics of the living space are visible in this drawing. This is a complex irregular shape with an additional, fifth corner and a radius wall. Despite the illusory originality, such a layout significantly complicates the furniture and requires high professionalism from the designer. The pluses are two bathrooms and the presence of a couple of utility rooms, which were equipped as dressing rooms for adults and a young fashionista.
Living room interior in light colors
In the photo: Living room design for a 3-room apartment in light colors
As in most rooms of this modern three-room apartment, light colors predominate in the living room. The walls are painted pastel soft pink. The sofa's light gray upholstery echoes the tone of the trendy vintage rug. A low square table with a semi-gloss cocoa-colored top brought the necessary expressiveness to the living area.
Open plan with conditional zoning
In the photo: Design of a 3-room apartment of 80 sq. m. m. in the Lefortovo residential complex
A single kitchen-living room space appeared in place of two rooms and part of the corridor. The door leads from here to the large bedroom. The elongated rectangular room is conventionally zoned, which is emphasized by the narrow, elegant white partition delimiting the kitchen furniture. The ceiling, solid in the kitchen area, above the living room is divided into 2 levels. The classic round table is illuminated by a fundamental chandelier with crystal pendants.
Cozy bedroom with fireplace
In the photo: Bedroom design for a three-room apartment in the Lefortovo residential complex
The interior of the spacious bedroom is designed in calm but sophisticated beige and brown tones. The powdery shade of the walls gently echoes the laminate flooring, imitating old oak. A satin bedspread and truffle-colored curtains act as a rich spot of color. The role of decorative elements is played by large classical-style lamps and a rosette on the ceiling.
In the photo: Fireplace area in the bedroom of a three-room apartment
In the interior of the bedroom there was a place for a classic fireplace made of white marble. In addition to it and the TV panel, there is a small wardrobe and a dressing table against the wall opposite the bed. Like the bedside tables, they are made of ash wood and belong to the same furniture collection. The walls are decorated with moldings painted to match.
Children's room design for a girl
In the photo: Interior of a beige-blue children's room for a girl
The interior of the girl's room is made in the same light pastel colors. Along with powdery, there are creamy, blue and dusty rose colors. Stenciled designs depicting exotic animals were used to decorate the walls. The African flavor is enhanced by the voluminous heads of an elephant, zebra and antelope.
Natural motifs in bathroom decoration
In the photo: Bathroom design with shower
In the bathroom of a three-room apartment in a modern style, natural materials predominate. Ceramics on the floor and walls reproduce stone. Wooden furniture completes the eco-style. A popular solution in modern bathrooms is a shower compartment, an alternative to a stall; he is visible in this photo.
Additional premises
Houses often have small kitchens. To maximize their area, instead of a window sill, order a tabletop that will be combined with a work surface. Order hanging cabinets that go up to the ceiling: you can place items and utensils that you rarely use on the top shelves.
Recently, many housewives do not use ovens. Instead of a conventional oven, install a hob, and turn the space under it into a cabinet.
Additional work surface in the kitchen
It is rational to install a water heater in the toilet rooms. It is easy to hide behind a decorative removable panel. If you are not a fan of long-hour baths and there are no small children in the family, replace the bath with a shower stall or hydrobox. Install a washing machine in the free space.

What is included in the interior design project of a 3-room apartment?
3D interior visualization
In the photo: Visualization is one of the stages of creating a design project
A competent approach to arranging a living space begins with the involvement of a designer. The result of his work is presented in the form of a project. Below we provide examples of drawings that are included in the package of documents accompanying the production of a design project.
Measurement drawing
In the photo: The initial stage of work on a design project
The inspection of the apartment by the designer is accompanied by measurements of all basic parameters. The result of this operation is a measurement drawing indicating the area, as well as the height and length of the walls, window and door openings.
Plan with furniture arrangement
In the photo: “And here we will put a closet!”
When creating a design project for an apartment, every nuance is important, including the placement of chairs and flowers in tubs. A lot of attention is paid to the arrangement of furniture and a special plan is drawn up, which will become a guide for the configuration.
Electrical plans, lamps, switches
In the photo: Places for wiring and installation of electrical installation products
A significant number of household appliances and devices, automation of life support systems of buildings, intelligent control systems of modern apartments are powered from the electrical network. Detailed planning, the result of which is shown in the drawing, helps to comply with safety measures and prevent possible operational inconveniences and repair alterations. It will serve as a guide for electricians.
Plumbing plan
In the photo: Scheme of laying communications and installing plumbing fixtures
The interior of a modern three-room apartment assumes the presence of two comfortable bathrooms. The plumbing plan included in the design project is a drawing that shows the places where utilities will be laid and the places where plumbing fixtures will be installed.
Floor plans, heated floors and ceilings
In the photo: Hatching indicates the materials of the ceilings and floors
A separate drawing shows the materials, installation features of the ceiling and floor coverings. Heated floor areas and multi-level ceilings are also indicated. Such a plan will prevent misunderstandings that may arise with the craftsmen who perform finishing operations.
Wall developments
In the photo: Materials that should be used to decorate each wall
For each of the apartment's premises, the designer performs a wall layout indicating the dimensions, areas and materials of the proposed finishing. This drawing will be handed over to the painters and will allow them to monitor the implementation of the design concept.
Finishing sheet and repair estimate
In the photo: Statement and estimate detail upcoming expenses
This document summarizes the work on the design project. After determining the finishing materials and calculating the required quantity, a budget is drawn up, which also includes the cost of services. Our company's clients are offered several service packages.

Let yourself dream
It is important to move away from the templates and plan your own home not like friends, in fashion magazines or because it is a trend of the season. First of all, you need to understand that you want to live in it. But at the same time, move away everything that is already covered with dust. Think about what will make me happy today, now and will make me happy tomorrow. Buy a round table or an unusual floor lamp. Often such details become basic, around which the entire interior is built.
